Buying a New Home in Colton: What to Know About Todd Mission

Perry Homes model home in Colton

If you’re looking at new homes around Magnolia and Todd Mission, Colton is a community to put on your tour list. A website can help you narrow your search, but the best next step is seeing how the location and a home’s layout fit your everyday life.

I’m Christopher Wilson, a Perry Homes Sales Counselor at Colton 55’. Here are the questions I’d encourage you to bring when we walk through homes together.

Where is Colton?

Colton is near the intersection of SH 249, the Aggie Expressway, and FM 1486, with a Todd Mission mailing address. That gives you a specific starting point for checking the routes you use most.

Before deciding on a location, drive your work commute at the time you normally travel. Then check the trips that fill the rest of your week: groceries, childcare, practices, and visiting family. A route that looks convenient on a map can feel different during your regular schedule.

Which schools serve Perry Homes Colton 55’?

Perry Homes currently lists Williams Elementary, Magnolia Parkway Intermediate, Magnolia Parkway Junior High, and Magnolia West High School in Magnolia ISD for Colton 55’.

If schools are part of your decision, confirm attendance assignments with the district for the exact home address. You can also arrange a school visit and ask about the programs that matter to your household.

What about amenities?

Colton’s community website describes Arroyos Park as its first major recreational amenity, with plans including an event space, gym, play tower, splash pad, and outdoor gathering areas. The developer lists a planned 2026 opening; ask which facilities are open when you visit and which remain under construction.

Think about what you would actually use. Would a place for a quick workout matter more than an event space? Are trails part of your routine? Touring the community helps you decide whether its plans match your interests.

Choose the layout around your routine

Start with the rooms you use every day. Where will you work from home? Is there a comfortable spot for guests? How does the kitchen connect to the living area? If storage or garage space is important, look at the specific plan rather than assuming every home includes the same features.

Bring three must-haves and three nice-to-haves. That short list makes it easier to compare homes without losing sight of what prompted your move.

Inventory home or a home to build?

If your move has a firm deadline, ask about the construction stage and estimated completion of each inventory home. A listing’s availability does not, by itself, tell you when you can move in.

If you have more flexibility, ask which plans and homesites are available to build and what selections you can make. Compare the actual options, timing, and costs before choosing a path.

Come with a comfortable budget

Tell me your target price, timing, and the payment range you want to discuss with a lender. We can use that information to narrow the homes you tour and identify the questions you’ll need answered before making a decision.

Current availability and offers can change. My inventory page is the place to start browsing; contact me to confirm details for a specific home.

Let’s find a home worth a closer look.

Send me your timing and must-haves, or book a tour so we can walk through your options together.
